There is no "one size fit's all" solution to every homeowner's loan problems. No one can assess the best solution without thoroughly analyzing each individual homeowner's financial situation, their current loan terms and their legal rights under their current loan. Most of all, however, each homeowner has their own decision to make as to whether to stay in their home or to leave.  At MMG, our mission is to present homeowners and real estate investors with ALL their options so they can make an informed decision.   What we do is complex and varies greatly depending on the individual client's needs and circumstances. 

·         Short Sale/Foreclosure Review
Review and evaluation of short sale purchase contract(s), loan agreements and lender approval letters as well as legal opinion letter covering the legal ramifications of short sale, including deficiency liability risks.  This process starts prior to listing the home to prevent loss of time and possible unnecessary costs.  If the lender(s) accept(s) a purchase offer, the approval letter(s) from the lender(s) is (are) reviewed and a legal opinion issued.  If the home does not sell, then a legal opinion is issued addressing the potential for deficiency liability as a result of a foreclosure.

·         Forensic Audit w/QWR
Review of loan documents from client and perform forensic audit to determine potential violations of RESPA, TILA, HOEPA, ECOA, STATE and Investor guidelines. Includes issuing a QWR (Qualified Written Request) to lender demanding original loan documents.

·         Forensic Audit without QWR
Review of loan documents from client and perform forensic audit to determine potential violations of RESPA, TILA, HOEPA, ECOA, STATE and Investor guidelines. Client must supply minimum loan documentation to perform.

·         Short Sale/Modification Package
Preparation of loss mitigation package for submission by client to lender(s).  All documents and information to be provided by client.  All negotiations with lender(s) to be conducted by client or other third party negotiator.

·         Short Sale Package and Review
Preparation of loss mitigation package for submission by client to lender(s).  All documents and information to be provided by client.  All negotiations with lender(s) to be conducted by client or other third party negotiator.  Review and assessment of short sale purchase contract(s), loan agreements and lender approval letters and issuance of legal opinion letter concerning legal ramifications of short sale, including deficiency liability risks.

·         Deficiency Consultation
Legal consultation to review potential defenses to deficiency lawsuit or demands for payment from a lender.
